We offer a large variety of inspection services, servicing your every need.
It has always been our purpose to provide our clients with the best possible information available to us. It is not our purpose or intent to guide clients with regards to the purchase of the property that we inspect. It is instead our goal and obligation to inform them of the conditions as they exist at the time of our inspection. The best way for us to do that is to be unbiased and to maintain our integrity. On a daily basis, it is our privilege and obligation to aid our clients by informing them about the largest possible investment they will make in their lifetime. We have shared this with not only professionals in the real estate industry but with numerous generations of our past clients. It has been my privilege in the past year to inspect a home for the fifth generation of the same family. We take our work very seriously and continue to learn and grow with regards to our profession. When given the opportunity to inspect a home or property for you or your family, we will treat you in the same manner that we have treated all of our past clients with not only the understanding of the property, but in a clear, concise and professional manner. You will find that our office staff is extremely accommodating with regards to the inspection process and will make every attempt to arrange for access and scheduling as needed with all parties involved.

Condo and attached homes are inspected differently than traditional homes and cost less due to the upkeep and maintenance of ‘shared’ structures by the property owner and management company. However, inspections of these properties are still recommended.

Ancillary Inspections
RADON GAS TESTING
Elevated levels of radon are very common in Missouri homes. Radon is a naturally occurring gas which has been proven to cause lung cancer. It is wise to add on radon testing to your home inspection so that if there are unsafe levels of radon in the home you can take action instead of living in an unhealthy environment.
TERMITE INSPECTION
Of all structural pests, termites are the most aggressive. They infest over two million homes a year and cause serious damage to structures long before they are discovered -- in fact, over $1.5 billion in property damage each year! They feed on wood, books, papers or anything containing cellulose.
SEWER LATERAL CAMERA INSPECTION
To find out if there are any concerns with the main sewer lateral line of a home or building, we can have our sewer lateral subcontractor perform a sewer line camera inspection of the main sewer lateral line using a fiber optic camera.
Natural Gas Safety Inspections
Put your mind at ease by scheduling a Gas Safety Inspection in conjunction with your home or building inspection. The inspection of furnace heat exchangers and pressure testing the natural gas fuel lines inside your home is outside the scope of a home inspection and beyond the capability of home inspectors.
SWIMMING POOL INSPECTIONS
There is a sense of confidence in the quality of the swimming pool if you hired the contractor, selected the materials and design, and create your own pool. But, what if you are purchasing a home with an existing pool? How would you know if the pool is working as intended?
IRRIGATION INSPECTION
Ensure your sprinkler system is functioning properly free from costly water leaks. Leaks and failures can lead to high water bills that will potentially damage to your lawn, home and property. Prior to purchasing a home with a sprinkler system, have it inspected.
Other Inspection Types
Deck Inspections
Would you let your child play on a backyard swing set that hasn’t been inspected in many years? The same principle applies to your deck, which has a limited lifespan due to its exposure to the elements. On average, more than 35,000 people are injured each year through poor deck construction and/or maintenance issues.
11 Month Builder
Warranty Inspections
If you are living in a newly constructed home, The best way to make sure that you are catching any defects that need to be addressed before the warranty expires is to hire a 3rd party professional inspector to conduct an 11th Month Builder’s Warranty Inspection.
PRE-LISTING INSPECTIONS
